HERE IS WHAT WE DO:
 
1. BUYING NON PERFORMING NOTES FROM BANKS, HEDGE FUNDS, INVESTMENT FIRMS.
USUALLY ON INDIVIDUAL NOTE BUYS: WE DO 25% OUR FUNDS 75% INVESTORS FUNDS, WE DO ALL THE WORK AND SPLIT THE PROFIT 50/50 (INDIVIDUAL NOTES ARE USUALLY BOUGHT AROUND 50-70% OF BPO)
ON POOLS OF MULTIPLE NOTES: WE CREATE A FUND. THE FUND GETS 10-12% INTEREST PLUS 50% OF THE PROFIT AND THE SERVICER (US) GETS THE OTHER 50% OF THE PROFIT (FUNDS ARE USUALLY $1ML OR MORE AND BUYS THE NOTES AT 40-60% OF BPO)
 

2. FORECLOSURE SALES AT THE COURTHOUSE: While any investor with proof of funds can legally purchase foreclosed properties at the auction, most do so with little or no advance information on the auctioned property. Doing so is very risky and can be prohibitively expensive. While all information is publicly available, key details such as legal case numbers, addresses, and specific property information are available in a very disorganized manner, and often on different government data systems. Most investors simply avoid this option altogether due to the intense level of research required to get the appropriate property information in one place. As a result it is very risky to do this without a Professional like my self, that has the experience and the knowledge to do the research and buy the right property at the right price.


*To buy at the courthouse you will need to pay for the property the day of the auction. You would have to place all the funds you are planing to invest in a trust account with a licensed Title Company, so they can assist in paying for the property on your behalf. The title and everything goes in your name.*

 
3.BUYING DIRECT FROM BANKS/LENDERS AND ASSET MANAGERS: I have partnered with an investment firm I have done business with in the past. They have exclusive relationships with several national lenders like Wells Fargo, Chase, Bank Of America etc. To exercise this option you will need to place $5000 good faith deposit in an escrow account before they will try and locate properties for you. This properties will also have to be purchased with cash, but there is a good potential of getting a great deal without competing with other investors.
